Cape Coral Approves Incentive for New Marriott TownPlace Suites

Cape Coral’s commercial landscape continues to evolve with another major hospitality project on the horizon. On October 22, the Cape Coral City Council voted 5–2 to approve an economic incentive package totaling $2.78 million for Continental Properties Company, Inc., represented by Paulette duCharme of Miloff Aubuchon Realty Group Commercial Division.
A Strategic Investment in Growth and Resilience
Continental Properties plans to invest $29.1 million to construct a five-story, 112-room Marriott TownPlace Suites at 1475 NE 8th Terrace. The 13,500-square-foot hotel will not only enhance Cape Coral’s lodging options but also serve as a key partner in the city’s emergency preparedness strategy.
As part of the agreement, the developer will collaborate with the City’s Emergency Operations Department to include a $350,000 generator and backup system, funded by the city in addition to the incentive package. During hurricanes or other emergencies, the city will have access to up to two floors—37 rooms total—at market rates to accommodate essential staff working through storm events.
City Manager Michael Ilczyszyn noted that this partnership provides a cost-effective solution for housing emergency personnel and helps the city avoid millions in infrastructure expenses that would otherwise be needed for a dedicated emergency operations facility. The hotel’s location—outside of flood hazard zones—further strengthens its value in the city’s resiliency plan.
Economic Impact and Job Creation
Beyond its emergency function, the new Marriott is expected to generate significant long-term benefits. The project is projected to deliver $6.6 million in direct and indirect economic output, including 21 full-time jobs once operations begin.
Construction is scheduled to break ground next month, with completion anticipated by April 2027.
