Located in southwest Cape Coral, the Redfish Pointe Property includes 350 acres with 4,500 linear feet of frontage along the Caloosahatchee River. Working with the City of Cape Coral, a new future land use district, the “Redfish Pointe Mixed Use Preserve District” has been filed to enable a mixed use development and improvements on 110 acres of the property.

The District will permit a mix of multi-family (800 units maximum), a resort hotel, restaurant, retail shops, offices and recreational uses (1 FAR maximum collectively). The District calls for an internal 100 ft wide roadway that would connect to the property from Rose Garden Road and end at the development area and a 120 space public parking lot, that would provide public access to both the 20′ wide boardwalk extending for approximately 3,000 ft along the Caloosahatchee River and to the development area. The roadway would include a bike and pedestrian path and landscaped median.

54 acres of high quality wetlands and natural resources on the northwestern portion of the Property would be conveyed to the City in exchange for the 2.26 acre access roadway over City owned land connecting to Rose Garden. A 75′ wide landscape/natural buffer would be required along the eastern portion of the internal roadway as a buffer to the single family residential community to the east of the Property along SW 1st Court. Subsequent to the adoption of the District, a mixed use planned development (MPD) would be required using the template for development included in the District.
